Instead of your personal tax returns, a DSCR (debt service coverage ratio) loan qualifies on the property itself: if the market rent covers the mortgage payment, the deal can stand on its own cash flow. What documents do I need to apply?

For most programs: 30 days of pay stubs, two years of W-2s, two months of bank statements, and photo ID. Self-employed borrowers typically add two years of tax returns, or skip tax returns entirely with a bank-statement or DSCR loan.
